Description
The Senior Project Manager will play a critical leadership role within the construction phase of a major development project. The ideal candidate is a strategic thinker who brings a demonstrated depth of experience in project delivery, management and construction.

KEY RESPONSIBILITIES:
  • Through all construction-related project phases:
    • Act as lead ownership representative with all partners, investors etc.
    • Manage all project-related reporting for internal management, Advisory Board, partners and investors
    • Lead relationship with external construction management company
    • Lead cross-functional team comprised of internal colleagues and external consultants/trades and hold them accountable to results
    • Lead core project management processes and tools (budget, schedule, risk registers, etc.)
    • Serve as an internal project management subject matter expert, help build colleagues’ related skills
    • Proactively identify and document risks and corresponding mitigation strategies through all phases. Resolve any issues impacting project strategy, budget, schedule
    • Ensure design/programming innovations are sustained
    • Actively contribute to the negotiation and awarding of consultant/trade contracts, participate in key relationship management
    • Support stakeholder engagement strategy development/implementation
    • Support neighbouring land-owner and/or resident relations strategies as required
    • Develop and lead processes to secure government incentives and programming support
  • Support additional project phases as requested: site acquisition, design, development approvals, business planning, partnership and community engagement, sales and marketing, leasing and occupancy
  • Support the identification, cultivation, negotiation and stewardship of key project delivery partnerships
  • Proactively coach, mentor and guide the performance, skill and competency development of any direct reports; oversee and support their management of any indirect reports
DESIRED SKILLS AND COMPETENCIES:
  • Post-secondary degree(s) in engineering, architecture, construction management or related fields.
  • PMP certification is preferred
  • 10+ years in real estate development and construction, with:
    • A minimum of two full-cycle high-rise residential projects completed
    • Advanced project management expertise, proven ability to manage multiple projects simultaneously
    • Experience costing projects from concept through to municipal approvals, financing, construction and occupancy
    • Proven experience in budget preparation, pro-forma, and cash flow analysis
    • Demonstrated understanding of municipal approvals e.g. Re-zoning, SPA, Building Permits etc.
    • Experience working for project ownership, with an established track record managing relationships with joint venture partners and external stakeholders
    • Existing established relationships with senior industry professionals and key consultants/trades
  • Superior problem-solving and decision-making capabilities
  • Tactful and diplomatic with sound instincts and judgement
  • Strong interpersonal skills, able to maintain relationships, influence and be a trusted advisor at all levels
  • Excellent written and verbal communications skills
  • Entrepreneurial with a high level of integrity, ownership and accountability, able to operate with a sense of urgency and be assertive as required
